Specific modification of the PGOU Palma – East Sector. Sea Front, Palma de Mallorca

The project has been interpreted as an exercise in geometric discipline, related to the morphology of the city’s historical street plan, on which some rules of occupancy have been established, all that with a regulated street layout energized by obliqueness.

Considering all the parcels as a unit, a free space has been defined from the resulting area within the bounds of the city and another one at the level of the promenade. This section allows a public facilities program at a lower level adapting the building to the topography.

The proposal tries to create “free space”, to prioritize the connection between spaces and green areas in front of the buildings, to focus on the gaps between different activities rather than between buildings; to begin arranging from emptiness and to start at the opposite end – from the meeting points.
